The comparison cards

The Buy card breaks down your total EMI into principal repaid and interest paid, shows stamp duty and ownership costs separately, and nets it all against the property’s appreciated value minus any outstanding loan. The Rent + Invest card splits your wealth into three streams: your down payment + stamp duty corpus compounding as a lump sum, your monthly EMI savings growing as a SIP, and your maintenance + tax savings growing separately — all at the trailing CAGR of whichever investment avenue you selected.

The price-to-rent ratio

Shown in the dark breakdown section. Above 20× the annual rent, the math tilts towards renting. Above 30× it tilts heavily. Below 15× buying starts to look attractive on numbers alone. This is a guideline, not a rule — your cash flow and life plans matter more than a single ratio.

What This Calculator Does Not Account For
No model captures everything
This calculator compares the financial outcome of two paths. It does not capture the emotional value of owning your own home, the security of not being asked to vacate, the tax benefits under Section 24(b) and Section 80C on a home loan, the impact of HRA tax exemptions if you rent, capital gains tax on equity investments when you eventually exit, pre-payment of the home loan (which changes the EMI math significantly), or the rental income you might earn if you buy and then relocate. Each of these can shift the answer — sometimes substantially. Use this as a starting framework, not the final word.
